Department: Operations – Cleaning Services
Reports to: Operations Manager
Direct Reports: Area Supervisors, Mobile Cleaners, Site Supervisors (where applicable), Cleaning Operatives (indirectly)

Purpose of Role
The Area Manager is responsible for overseeing the performance and delivery of cleaning contracts within a specific geographical region. This role ensures operational excellence, compliance with service standards, financial performance, and strong client satisfaction. The Area Manager provides leadership to Area Supervisors and site teams while maintaining consistent service quality across all allocated contracts.
Key Responsibilities
1. Operational Management

Manage daily cleaning operations across all assigned sites.

Ensure contracts are delivered according to specifications, SLAs, and KPIs.

Oversee the mobilisation and demobilisation of contracts.

Introduce continuous improvement processes to maintain efficiency and service standards.
2. Staff Leadership & Development
-
Manage Area Supervisors and support their site teams.
-
Lead recruitment, induction, and training activities.
-
Conduct performance reviews and support succession planning.
-
Manage staff rotas and cover arrangements to maintain compliance.
-
Handle disciplinary and performance issues according to company policies.
3. Client Relationship Management
-
Serve as the main point of contact for clients within the area.

Attend client meetings and deliver service updates.
-
Address client issues and complaints promptly.
-
Contribute to contract retention and growth through strong service delivery.
4. Health, Safety & Compliance
-
Ensure compliance with Health & Safety laws and company standards.
-
Oversee risk assessments, method statements, COSHH documentation, and ISO requirements.

Ensure proper use of equipment, chemicals, and PPE.
-
Investigate accidents, incidents, and near-misses.
5. Financial Management
-
Monitor budgets for labour, materials, and equipment.

Ensure contracts operate within financial targets.

Supervise stock control and consumable purchases.

Provide financial and operational reports to the Operations Manager.
6. Administration & Reporting
-
Maintain accurate records of staffing, site audits, and operations.

Prepare and present monthly performance reports.

Ensure payroll and timesheets are accurate and submitted on time.

Assist with tender preparation and business development as required.

Person Specification
Essential
-
Proven management experience in contract cleaning, FM, or similar sectors
-
Strong leadership and people management skills
-
Ability to manage multiple sites and large teams
-
Excellent communication and client-facing skills
-
Knowledge of Health & Safety requirements including COSHH and risk assessments

Financial awareness and experience with budgets
-
Full UK driving licence and willingness to travel
Desirable
-
IOSH Managing Safely (or similar qualification)
-
NVQ/BTEC in Management or Cleaning Services
-
Experience managing large or complex contracts
-
Familiarity with CAFM or cleaning management systems
